If they sign with PIA, you both get $550 in management fee credits applied at $110 a month. The bonuses stack the more you refer.

The reward structure
Every time an existing landlord refers a new landlord who signs with PIA, the referee receives a flat $550 management fee credit. The referrer’s credit depends on their cumulative referral tier — Silver, Gold, or Platinum. The program has no expiry — a landlord can refer at any point during their time with PIA, and their tier status is permanent once reached.
- Silver (1 – 4 referrals) — you both get $550 (incl. GST).
- Gold (5 – 9 referrals) — you earn $880 (incl. GST) on each referral. Your referee gets $550 (incl. GST).
- Platinum (10th referral onwards) — you earn a $1,100 (incl. GST) each referral. Your referee gets $550 (incl. GST).
The $550 (incl. GST) credit is not a voucher. It comes off your actual management fees at $110 (incl. GST) a month for five months. If the referred party ends their management agreement before your credits are fully applied, any remaining credits are forfeited. Credits already applied to your statement are not affected.
Who can you refer?
Two types of referrals qualify.
Your own properties managed elsewhere
If you have investment properties managed by another agency, submit them through the Ambassador portal. If they sign with PIA, you earn $550 in credits on your existing PIA account. You are both the referrer and the beneficiary.
Other investors you know
Know another landlord who could use a better property manager? Submit their details. If they sign with PIA, you both get $550 in credits.
FAQ
How do I submit a referral?
Log into the Ambassador Portal, enter the referee’s name and contact details, and submit. We handle everything after that.
Can a landlord refer their own additional properties?
Yes. If a landlord has a second or third property, they can submit those through the owner portal referral section. Each property counts as a separate referral toward their tier, and each earns the standard credit at their current tier rate.
Do previous referrals count toward the new tier structure?
No. All landlords begin at 0 referrals under the new tier structure to keep things fair. Only referrals made from 1st of July 2026 onwards count toward Silver, Gold, or Platinum tier progression. Referrals made before that date were rewarded under the previous flat-rate terms and already received their credit — landlords can still see these in the owner portal, but they do not count toward tier progression.
When do the credits appear?
Credits begin applying from the first billing cycle after the referred landlord’s management agreement is signed and active. The instalment amount is automatic and depends on the referrer’s tier at the time of the referral. The landlord does not need to do anything to claim it.
What if my referral doesn't sign with PIA?
No credit is applied. The reward triggers on signing only, not on submission.
Does the credit expire?
No. Credits accumulate and apply against future management fees for as long as your management agreement is active.
What happens to my credits if the person I referred leaves PIA?
The remaining credit on the new landlord’s account stops. Credits are not paid out in cash on account closure. The referrer’s credits are also forfeited.
What if the referrer leaves PIA?
Outstanding credits are not transferred or paid out. If the referrer’s account closes, remaining credits are forfeited. Credits already applied are not clawed back. The referee’s credits continue regardless.
What if my tenant pays rent in advance and no management fee is charged that month?
The more you refer, the more you earn.
