You’re the one chasing
Updates arrive when you ask for them, and not before.
Your tenant stays. Your rent keeps coming. We handle the notice, the handover and every conversation with your current agency.
Most landlords who are unhappy with their property manager stay another twelve months — not because they’ve changed their mind, but because switching sounds like a project. It isn’t. You sign one authority. PIA does the rest, including the part you’ve been dreading.
The reasons landlords come to PIA are remarkably consistent. If more than two of these are true, you already know the answer.
Updates arrive when you ask for them, and not before.
A request goes in and nothing visible happens for a week — sometimes longer, and usually until the tenant escalates.
You find out your tenant is behind when the statement arrives short.
Your rent hasn’t moved in two years. The market has.
No portal, no inspection photos, no history — just a monthly statement and a phone number.
When something goes wrong there’s an explanation, an apology, and no consequence.
None of this is a personality problem. It’s the predictable result of one overloaded property manager doing twelve jobs with nothing written down.
Underperformance costs far more than any percentage on your statement — and it never appears as a line item.
PIA's portfolio runs at 0.5% vacancy against a 1.5% Sydney average (SQM Research, January 2026). On a $650-a-week property that gap is roughly a week and a half of rent every year — before you count a badly timed re-letting.
NSW requires 60 days' notice for a rent increase. PIA starts the review 90 days out. An agency that starts late doesn't just delay the increase — it often skips the cycle entirely, and that rent is gone for good.
Advertising, tenant screening, lease renewals, statements, inspections, condition and inventory reports, maintenance coordination, insurance claims, water usage, emergency management, exit fees, tribunal preparation. None of these carry a separate charge at PIA. Check what your current statement charges for each of them.
You sign one simple change-of-agency authority. That is the whole of what we need to begin.
We notify your current agent, serve the required notice and request the full file — lease, bond, ledger, condition reports and keys.
Your tenant stays in place. Lease, bond and rent continue uninterrupted, and we introduce ourselves to your tenant directly.
Your property is onboarded into PIA’s systems — portal access, inspection schedule, rent review date and maintenance history all live from day one.
You don’t chase any of it. If your current agent is slow to hand over, that’s our problem to solve, not yours.
The PIA Service Agreement documents 13 core services and 35 service standards, 14 of them financially backed. A missed routine inspection is $100 plus GST back to you — not an apology.
Leasing, rent collection, inspections, maintenance, rent reviews, tenant service and landlord service each have their own specialists, with Landlord Service coordinating across them. Nothing stalls because one person is on leave.
Statements, inspection reports with photos, maintenance quotes and rental history in the client portal, 24/7, kept for as long as we manage the property.
Arrears chased every three days. Maintenance answered within one business day. Minimum three quotes on every job. Rent reviews started 90 days ahead. Weekly leasing feedback while the property is on market.
No. The existing residential tenancy agreement continues on exactly the same terms, for the same rent, until it expires. Changing managing agent doesn’t change the tenancy.
The paperwork on your side takes minutes. The date management actually transfers depends on the notice period in your current agreement. Send it to us and we’ll give you the date before you sign anything.
It stays where it is, with the NSW Rental Bond Board. The change of managing agent is handled as part of the handover — your tenant doesn’t need to re-lodge anything.
No. Management transfers on a set date. Your outgoing agent is responsible up to it and PIA from it, with the file, keys and ledger moving across in between.
It happens, and it’s the single most common reason a switch feels slow. We follow it up, escalate where we need to, and keep you updated — but you are never the go-between.
You pay your current agent up to the date management transfers, and PIA from that date. Where your agreement requires a notice period, fees may apply through it — we’ll tell you exactly what to expect once we’ve read it.
Yes, and most landlords do. There’s no reason to wait for a lease to end — waiting usually just costs you another cycle of whatever made you look.
Whether you’re looking to reduce costs, increase your rental income, or switch to a better property management experience — here’s your next step.
